If you read my one and only post you will realize we are new to this and I was wondering if anyone had any input on Terra Cotta Inn. It was suggested to us from people we met and I’ve done minimal research online. Why would we choose this resort over any of the others? We are not interested in nude only or swinger resorts. Also, we would want it to be couples (heterosexual) only, to keep balance, as we are still very new to this. Sorry if anyone gets offended with the requirements.

Terra Cotta Inn is and offers all that you are looking for.
TCI is couples only, it is clothing optional, the owners and management do not allow overt Public Displays of Affection and are absolutely against swinging at their facility.
TCI is highly recommended for anyone who is just getting into nudism or social nudism. It is a small facility, with only 17 rooms. The current owners, Tom and Mary Clare Mulhall are terrific people. The place attracts the friendliest people from all over the world. It is my wife's favorite place to visit here on the West Coast. She feels like she at home in her back yard when she is there. We've run into the same people over and over again and have established some lifelong friendships there at TCI.

Another resort you can also try is Desert Shadows INN and Resorts. That is in palm springs, it's really beautiful you can even check the website to get any additional information, and also questions you may have. They do not allow any outdoor displays of affection. It's a family naturist nudist resort. But they also take care of their guests. http://www.desertshadows.com

The biggest difference between Desert Shadows and Terra Cotta is that Terra Cotta is clothing optional and Desert Shadows is a nudist resort. While most people are nude at the Terra Cotta, you do not have to be nude. We have seen many apparent first timers in bathing suits at first. Most take them off as they get comfortable, but once in a while you will run into someone who apparently never got to that comfort level. That is fine at the Terra Cotta.
You cannot be in the pool area at the Shadows unless you are nude. And most of the daytime activity revolves around the pool. They also allow children at Desert Shadows. Only adult couples are allowed at the Terra Cotta.

The bridge is mainly used by the homeowners who live across the street from the main part of Desert Shadows. They can cross the bridge nude since its sides are covered. It crosses a four lane busy street in Palm Springs.

Actually, you can cross the bridge if you'd like, even if you are not a resident of the condos on the other side. We cross the bridge and take pictures of each other on the bridge frequently when we visit for the day or longer.
There is another pool and spa on the other side and a conference room that is used for large parties and dances. The pool and spa, I believe, is for those residents but the conference/recreation room is used by all guests.
BTW....Alii, do you visit DS often? We try and go at least once a month for the day. Our schedules are so packed at the moment, that's about all we can muster up, but it is a very nice place, so much so that my wife and I were thinking about purchasing a condo on the main side of the complex next to the water fall.

I looked into purchasing a condo there a couple of years ago. I was primarily interested in the purchase as an investment thinking that somewhere as unique as the DS would have higher occupancy rates than your everyday condo in the Palm Springs area. When I crunched the numbers, it was not going to be a worthwhile investment. If I remember correctly, the rental income would barely cover costs (taxes, insurance, maintenance, etc.) with nothing left over to help make the monthly loan payments. If we had wanted it for our personal use that would have been another issue. At the time I don't think we would have been able to use it ourselves more often than a weekend every couple of months because of other obligations.
I was told that the primary reason they built the homes across the street was in the hope that the folks who wanted to live there full time or a large percentage of the time would move out of the original development and buy the new homes. If a large number of the condos are occupied by the owners the DS management have less units to rent out to guests. And the DS management make their money two ways, commission from the sales of the condos (they must be sold thru them only) and from their split on rental income from guests.

Not likely, my wife likes the Terra Cotta. We will see how it is with the new owners, but if they don't negatively change the place I am sure the Terra Cotta will continue to be our first choice in the Palm Springs area. We are hoping that the new owners might fix the place up a little. Escrow was supposed to close in August, then around the middle of September and the last we heard the end of September. Everything had to fall in place. Haven't heard if it went through yet. We were there in the middle of September and Tom spent a lot of time visiting with all the guests.
By the way, apparently the Desert Fountain Inn is also for sale. They are asking $2 mil for the 15 room hotel.

My wife actually feels the same way...she much prefers TCI but when we go for the day, many of the umbrellas are taken and since she needs to be in the shade nowadays, we'd either have to hang out by the fountain or under the gazebo and she likes being out in the open with everyone else, so we tend to spend day visits at DS and longer visits at TCI.
BTW...just got an e-mail from Tom. TCI did not sell. The buyers were unable to get the necessary financing and so the deal fell through. Tom and Mary Clare are still the owners until the next offer. As Tom says, "TCI is always for sale, at the right price!"
So....maybe run into you at TCI!
