  • 50 Naturist Acres For Sale

    We have 50 acres for sale in a somewhat exclusive group of lots
    called Ponderosa Ranches, in a very rural part of New Mexico, 12
    miles north of US Rt. 60 near Pie Town.

    At present, there are only 15 lots; the smallest lot is 50 acres and
    the largest is 169 acres. The property is located near the
    Continental Divide in Catron County, the largest county in the
    state. There are no stop lights in the Catron County, which is
    larger than the state of Connecticut. The population is 3,400
    people, yes, thirty four hundred, making for wide open spaces and
    plentiful privacy, peace and quiet. On a clear day, you can see
    forever.

    There is electric available on three sides of the property. The four
    new wells nearby are producing good, moderately mineralized water
    from about 330 feet depth. The water varies from 50 to 70 degrees
    when it comes out of the ground. We heat ours with a solar loop and
    a wood fired boiler for perfect soaking with mountain, sunset, or
    star views every day.

    The land is very Naturist friendly and cottage businesses are allowed, so one could easily run a Naturist park there and we'd be glad to help out.

    DSL access is in the process of being installed in the area. The two
    access roads are gated with combination locks for privacy and
    security. The possibility of electric gates in the future exists.
    There is no traffic noise and there are no city lights at night,
    only the Milky Way and a billion stars all around. Rabbits, hawks,
    elk, antelope, deer and ground squirrels will be your most abundant
    neighbors.

    This unique piece of land is located at 7,500 feet elevation. There
    are no mosquitoes or snakes. The hottest it's ever been is 99
    degrees. Summer high temperatures average between 70 and 85 degrees.
    The terrain is very gently sloping grassland with juniper and pinion
    pine on the upper part. Horses are welcome, as are RV's for 6 months
    of the year.

      Wow, interesting figures. Comparatively, Balticum zone lands near the cities has land prices between 3 and 30 pounds per m2, or roughly 50 000 to 500 000 USD per hectare. If acre is around half hectare, Americans has very cheap land?? Surprizingly! Sad I amnt Amish.

        Here where i live an acre of land is around $10,000 - $20,000 and higher.

        If it is at a major intersection it could be hundreds of thousands of dollars per acre.

        Land out in the deserts and plains is fairly cheap.

          $10,000 for an acre of land in the Tampa, Florida area? Did I hear you correctly?

                    Actually, you did but it turns out I was way off. My brother owns an acre and a quarter not far from me and just told me over dinner tonight that his land is worth $80,000 (not including the house)

                    And he lives in a rural area north of Tampa.

                      I wouldn't want to discourage any naked hiking in NM where I lived for close to 20 years, but Pie Town is like 3 or 4 hours drive from Albuquerque, a long way from anywhere but a few small towns. We looked at some acres near Datil a few years ago. Some nice land out that way, but it was too far out for us to commute to on a regular basis. Maybe nice for weekends or retired folks.

                        Yes, Pie Town is out there. We're 15 miles from the Post Office and 37 miles from fuel, hardware and rudimentary groceries. The nearest "real" town is Grants, 53 miles away. Needless to say, we plan carefully and keep extra fuel on hand. We go for the mail once or twice a week, to the hardware and general store about once a week, and to the big city about once every three weeks.

                        It's surely not a commuting area, but for vacation, an at home business, or retired people like us, it's pure heaven with no traffic noise or light or air polution.

                            Are you willing to sell it in parcels, say 10 or 5 acres.

                            One assumes road access, water, electricty, propane, gas????and etc..and no deed restrictions?

                            Is it in Northern or Southern New Mexico

                              According to the ad, the access roads are gated, so we think that means there's road access.

                              > water

                              People drill their own wells in the area.

                              > electricty

                              According to the ad, there is electric on three sides of the property.

                              > propane, gas????

                              Available in tanks from several local companies.

                              > no deed restrictions?

                              There are very non restrictiove CC&R's. Two houses and one guest house per lot are allowed. There is no zoning in the county.

                              >Is it in Northern or Southern New Mexico

                              More northerly than southerly, between Pie Town on Rt 60 and Grants on I-40.
